This could be the place for you!

Mainframe Studios is thrilled seek proposals for the lease of storefront studio 101. The space could be used for retail, services, or community engagement surrounding the arts.

The lease term be for 12 months, commencing on April 1st, 2024, with total monthly charges of $2,269.59 that includes rent and utilities. Utilities include wi-fi, electricity, gas, and building-wide water.

Lease Terms

  • 12-month term available starting April 1st, 2024 (lease start date negotiable)

  • Monthly charges: $2,269.59

  • Utilities include:

    • Wi-fi

    • Electricity

    • Gas

    • Building-wide water

Space Limitations

  • No access to plumbing for food service 

Amenities of the Space

  • Prime location in the building

  • Storefront glass windows

  • External entry door

  • Most physically accessible space

Mainframe Studios Commitments

  • Free parking (first come, first serve)

  • Controlled key access system

  • Physical address and mailbox

  • General maintenance as needed

  • Providing opportunities for networking and small paid jobs

Prospective Tenant Expectations

  • Availability to the public on a regular, consistent basis.

  • Studio open to guests during Mainframe First Friday events.

  • Rent paid in full and on time.

  • Work with Property Manager and Mainframe contractors in the case of any renovations.

  • Business is responsible for marketing, promoting, and driving traffic on and beyond First Fridays

  • Space should be activated by May First Friday at the latest (negotiable depending on move in and lease start date)

Proposal Criteria

  • Has a clear relationship with the arts

  • Promotes diversity, equity, and inclusion

  • Has a clear idea of engaging with the community at Mainframe

Review Process

Applications will be reviewed by a committee of local artists and business owners. Each will be judged on four areas: relationship to Mainframe's mission, the scope of the proposed use, the sustainability of the proposed space use over the lease term, budget, and the proposed timeline. 

Deadline

All proposals are due by Monday, March 25th, 2024 at 8 am. Applicants will be notified of their application status via email provided on this form by Friday, March 29th, 2024
